Buying New Construction in Seattle
New construction condos in Seattle come with advantages and risks that most buyers do not fully appreciate. On the upside: current building codes, modern energy efficiency, new mechanical systems, and typically a 10-year structural warranty from the developer. On the downside: you are buying into an HOA with no operating history, estimated budgets that may not reflect actual costs, and a community culture that has not yet formed.
The buildings listed here were completed in 2020 or later. Several are still in their initial sales period or just entering the resale market for the first time. For these buildings, I focus on developer track record, construction quality, the transition plan from developer-controlled HOA to owner-controlled board, and whether the initial HOA budget is realistic or artificially low to attract buyers.
New construction is not inherently better or worse than established buildings. It is a different risk profile. I help buyers weigh the appeal of new finishes against the certainty of a building with 10 or 20 years of proven management and documented reserve health.
