The penthouse market is its own economy.

Most Seattle condo buyers will never touch this inventory. Fewer than 20 true penthouse trades happen across the city in a typical year, the buyer pool is narrow, and many transactions move quietly through direct agent relationships rather than the public portal flow. That's the gap between how penthouses are marketed (Zillow, open houses) and how they actually trade (curated showings, broker previews).

I've sat on both sides of the luxury penthouse market. In 2019 I represented the sale of the entire 24th floor of Madison Tower, two units that sold for a combined $9.6M, both landing in the top 5 highest-priced condos ever sold Downtown. I've listed 1521 Penthouse 3802 with its private 440-foot rooftop deck. I've been the quiet buyer-side agent on trades that never hit the MLS. The crown jewel of my sale history. 2,778 square feet, developed by William Justen, custom Susan Marinello interiors, and a private rooftop deck at 440 feet, the highest private residential rooftop in Seattle. French white oak floors, Lutron automation, Sub-Zero/Wolf/Miele kitchen, Viking grill and hot tub on the roof. I represented both buyer and seller. This is the transaction that built my luxury reputation downtown. The seller originally listed both units together at $11M. I separated them strategically, two penthouses tell a better story than one oversized listing. Five years later, the next agent resold 2400 for $3.45M, $1.25M less than what I got. Pricing the luxury ceiling requires someone who has actually been there. Loews Hotel 1000 amenities: concierge, valet, room service, virtual golf, spa. Four fireplaces and four view decks per unit.

First Light reset the luxury ceiling in Seattle. Westbank is an international luxury developer (Shangri-La and Fairmont Pacific Rim in Vancouver are on their resume) and they delivered a 48-story tower that raises every benchmark the established buildings had set. It is also the only condo in Seattle with a true rooftop pool. I recently represented a buyer combining two units here to create a bespoke penthouse residence, see the case study below. Four Seasons is the address. You buy into Four Seasons for the brand covenant, there are four Four Seasons branded condo buildings in North America, and Seattle's is the quietest of them. The service layer is unmatched: room service, housekeeping, spa access. The top floors look straight down onto the ferries crossing Elliott Bay. When a penthouse here moves, it often moves quietly. If you want one, start with a conversation.

Escala has the deepest amenity stack of any Seattle luxury tower, indoor pool, spa, billiards, wine cellar, 24-hour concierge. Fifteen years post-delivery, the building is still the benchmark for what full-service means in this market. Upper floors give you unobstructed views across Denny Triangle to the Sound. Penthouses here appeal to buyers who want the whole hotel experience baked into the building's operating budget, not tacked on.

Spire's upper floors are the newest trophy inventory in the market. Bosa built this to their Vancouver standard, concrete craftsmanship, floor-to-ceiling glass, and Seattle's first automated parking system in a residential tower. The top floors see across Puget Sound, the Olympics, the Space Needle, and Mt. Rainier in a single sweep. Insignia's upper floors have been trading at luxury-tier pricing for the full decade since delivery. The twin-tower layout means two distinct penthouse stacks, buyers pick based on whether they want the Space Needle out their window or the mountain. Both towers share a sky lounge per tower, hot tub, theater, and full gym. For buyers who want new-construction standards without the 2022-price premium of Spire, Insignia is the answer.

The Olympic Room on floor 40 is the private-club amenity the top floors feed into, floor-to-ceiling glass, outdoor terrace, fire features, dedicated catering. Create Development spent real money on the building's finish tier. Penthouses here appeal to buyers who want 2021 construction standards plus the hotel-grade amenity layer without the Four Seasons branding premium.

Olive 8's differentiator is the Hyatt integration, penthouse owners get access to the adjacent hotel's spa, pool, and food-and-beverage on a residential-rates basis. The building was ahead of its time on sustainability; LEED Silver was rare in 2009. Top floors are priced below Escala and Spire but deliver comparable view quality. This is the value-luxury play of the list.

Graystone proves First Hill is not a secondary luxury market anymore. The building opened in 2023 with finishes and amenity design that borrow from the Denny Triangle towers, floor 31 sky lounge, catering kitchen, outdoor terrace. The value proposition for a penthouse here is simple: you get Downtown-tier views and new-construction standards without Downtown pricing. I expect First Hill to continue closing the gap over the next cycle.

Seattle Penthouse Questions

What counts as a penthouse in Seattle condos? +

There is no universal definition. Some buildings label only the top-floor units as penthouses (the strictest definition). Others call the top two or three floors the 'penthouse collection.' In marketing, 'penthouse' often just means larger floor plan on an upper floor. What actually matters: is the unit on the highest floor that exists in that floor plan stack, does it have the premium view orientation, and does it command a per-square-foot premium over the building average? That is the functional test I apply when advising buyers.

What is the highest price ever paid for a Seattle condo? +

The record has moved over the years. Madison Tower / Hotel 1000 Unit 2400 sold for $4,695,736 at $1,556/sqft in 2019, which was a record-breaking transaction I represented. More recently, 1521 Second Avenue Penthouse 3802 was listed at $5,950,000. Spire and Four Seasons have also completed transactions in the $5M+ range. The ceiling in this market is meaningfully higher than most buyers assume, but the volume is low, maybe 5–10 true penthouse trades per year.

Are Seattle penthouses a good investment? +

They behave differently than mid-market condos. Penthouses are less liquid, the buyer pool is narrow, and they often take 6–12 months to sell. In exchange, the right penthouse in the right building tends to hold value better in soft markets because its buyer is less rate-sensitive. The bad penthouse play is buying a top-floor unit in a B-tier building just because it has square footage. The good penthouse play is buying a trophy unit in an A-tier building where the demand will persist across cycles. That distinction is the entire advisory conversation.

How do you sell a Seattle penthouse? +

The same strategy that works for a $1M unit will fail on a $5M penthouse. Luxury sellers need editorial photography (not MLS photos), cinematic video, relationship-driven outreach through a vetted network of owners and advisors, luxury syndication (Luxury Portfolio International, Compass International), and a pricing narrative grounded in positioning, not comps alone. Do Seattle penthouses come with private outdoor space? +

Some do, most don't. The buildings on this list vary: 1521 Penthouse 3802 has a dedicated private rooftop deck at 440 feet (the highest private residential rooftop in Seattle). Madison Tower's top-floor units have four private view decks each. Four Seasons units have large private terraces. Buildings like Escala, Spire, Insignia, and Emerald offer balconies on penthouse units but rely on shared rooftop amenities for the marquee outdoor experience. If private outdoor is the priority, the inventory narrows to about a dozen units across all of downtown.
