Zillow\'s smoothed, seasonally-adjusted measures of typical home value (ZHVI), typical observed rent (ZORI), and the full Zillow Research data portal. Links below open the authoritative Zillow Research pages where you can view the latest numbers, download historical CSVs, and run your own analysis. Native charts fed by a build-time CSV fetch pipeline are on the roadmap, this is the link-out version.

Zillow Research is the research arm of Zillow Group. ZHVI and ZORI are proprietary Zillow metrics, please cite Zillow Research as the underlying source when referencing these numbers.

Methodology

How This Page Is Sourced

Three sources. Three different geography definitions. Three different cadences. Read this section before citing any number on the page, it will save you from comparing apples to oranges.

Northwest Multiple Listing Service (NWMLS)

Role
Authoritative local MLS. The source of truth for every condo and residential transaction in the Seattle region.
Scope
King, Pierce, Snohomish, and surrounding Western Washington counties. Published at the full footprint level and at the NWMLS numbered area level (for example Area 701 Downtown Seattle, Area 390 Capitol Hill, Area 520 Downtown Bellevue, Area 560 Kirkland).
Products
NWMLS InfoSparks widgets (area-specific time series, embedded as iframes) and NWMLS Communications Tableau Public dashboards (full-footprint interactive dashboards).
Cadence
Updates as new closed sales are reported to the MLS. No quarterly lag, no hand-entered figures.
Geography
NWMLS defines its own numbered areas. These do not map one-to-one to either Redfin's metro definition or Zillow's MSA definition. When comparing across sources, match geography definitions explicitly.

Redfin

Role
National real estate brokerage that publishes a weekly and monthly housing market data feed via Tableau Public. Useful for high-frequency metro-wide momentum reads.
Scope
Seattle metropolitan statistical area (MSA) as defined by Redfin's own metro boundaries. Includes all housing types: single-family, townhome, and condo combined. Not broken out by property type at the metro level.
Products
Tableau Public dashboards covering weekly new listings, pending sales, homes sold, and median sales price, plus a monthly housing snapshot and a rent market dashboard.
Cadence
Weekly feeds refresh weekly. Monthly Snapshot and Rent dashboards refresh monthly.
Geography
Redfin's Seattle metro is broader than Seattle city limits and does not match the NWMLS full footprint. Numbers from Redfin and NWMLS will diverge, that divergence is not an error, it reflects the different underlying geographies.

Zillow Research

Role
Zillow's in-house research team publishes national housing market data products. The two most cited are the Zillow Home Value Index (ZHVI) and the Zillow Observed Rent Index (ZORI).
Scope
Seattle-Tacoma-Bellevue MSA as defined by the Office of Management and Budget (the standard Core-Based Statistical Area definition). Zillow also publishes city-level and ZIP-level data for many metrics.
Products
ZHVI (typical home value time series), ZORI (typical rent time series), and the full Zillow Research data portal with downloadable CSV files for inventory, new listings, median list price, and days to pending.
Cadence
ZHVI and ZORI update monthly. Some inventory and listing metrics refresh weekly.
Geography
Zillow's Seattle-Tacoma-Bellevue MSA is the OMB CBSA definition and is the broadest geography of the three sources on this page. For any cross-source comparison, verify you are comparing the same metro definition.

Known Caveats

  • Mix effects. Monthly median numbers can move even when underlying prices are flat, because the mix of what closed in the month shifted (more small units, fewer large units, etc). Cross-reference median with price per square foot to spot mix-driven moves.
  • Seasonality. Seattle housing is highly seasonal. Always compare year over year, not month over month, for trend analysis.
  • Off-market exclusions. NWMLS captures listed transactions only. Cash sales between family members, private off-market sales, and new-construction sales that do not list on the MLS are not captured.
  • Geography mismatches. NWMLS Areas, Redfin metro, and Zillow MSA are three different geographic definitions. Numbers from different sources will diverge even when measuring the same month, that divergence is not an error.

Glossary

Plain-English Definitions

Every metric on this page, defined in the same language a buyer, seller, investor, or reporter can use without a real estate background.

Median Sale Price

The middle price point of all closed sales in a period. Median is less sensitive to outliers than average and is the cleanest single number for tracking where a market is pricing right now.

Price per Square Foot (PPSF)

Median sale price divided by median square footage of units sold in the period. The cleanest apples-to-apples comparison across unit sizes. Best long-term indicator of underlying value because it neutralizes the mix of small vs large units closing in any given month.

Days on Market (DOM)

The middle time from listing to accepted contract for closed sales. When this drops, demand is outpacing supply. When it rises, buyers have more leverage.

Months of Inventory (MOI)

Active listings divided by average monthly closed sales pace. Below 4 months is a seller's market. 4 to 6 months is balanced. Above 6 months is a buyer's market.

Sale-to-List Ratio

Final sale price as a percentage of the most recent list price. Above 100% means the unit sold over asking (bidding-war territory). Below 97% means meaningful buyer leverage and room to negotiate.

Sale-to-Original-List Ratio

Final sale price as a percentage of the very first list price, before any reductions. Below 95% means a meaningful price chase, the market did not agree with the initial pricing.

Pending Sale

A unit under contract but not yet closed. Leading indicator for next month's closed sales volume.

New Listing

A unit that came onto the market in the period. Leading indicator for future supply pressure.

Closed Sale

A unit whose sale has been recorded as closed through escrow. The cleanest signal of actual transaction volume.

Zillow Home Value Index (ZHVI)

Zillow's smoothed, seasonally-adjusted measure of typical home value, reflecting the 35th to 65th percentile range of homes in a given geography. The closest Zillow analog to a Case-Shiller style index.

Zillow Observed Rent Index (ZORI)

Zillow's smoothed, repeat-rent adjusted measure of typical observed market rent. Captures the rent that a unit would command if it came onto the rental market today.

Seattle Metro / MSA

Seattle-Tacoma-Bellevue Metropolitan Statistical Area, the OMB-defined Core-Based Statistical Area covering King, Pierce, and Snohomish counties. Different sources use slightly different metro definitions, always verify before cross-source comparison.
