Understanding View Value in Seattle Condos

Water views are the single biggest driver of price variation within a Seattle condo building. Two units on different floors of the same building can differ by $200,000 or more based solely on what you see when you look out the window. The premium is real, but it is not always proportional. Some view orientations hold their value better than others, and protected views (where nothing can be built to block them) command a structural premium over views that could disappear with future development.

In Seattle, the most durable water views face west toward Puget Sound and the Olympic Mountains. Lake Union views are popular but more vulnerable to development encroachment. Elliott Bay waterfront views from Belltown and the waterfront corridor offer proximity to the water itself, which is a different experience than seeing it from 30 stories up.
