Selection Methodology

Why These 20 Buildings

Every building on this list was drawn exclusively from the SCA Master Building Registry — a continuously updated dataset of verified Seattle condominiums sourced from King County Assessor records, HOA documentation, and direct building research. No building appears on this list without registry confirmation.

Selection across the four tiers used five criteria applied in order: (1) Verification status — High Verified buildings were weighted first; (2) Location strength — proximity to employment, transit, and amenity anchors; (3) HOA financial health — reserve funding ratio, deferred maintenance history, and assessment risk; (4) Resale liquidity — transaction volume and days-on-market relative to the neighborhood average; (5) Building systems age — newer buildings score higher on near-term capital risk, older buildings must show reserve depth to compensate.

What This List Is Not

This is not a list of the most expensive Seattle condos. Price is a reflection of market sentiment; this list reflects building quality and investment fundamentals. A well-capitalized 1993 building with mature reserves will appear here over a newer building with a thin HOA budget. Buyers should read this list as a starting filter — every purchase still requires unit-level due diligence, HOA document review, and inspection.

The Registry Constraint

The SCA registry currently covers 96 verified Seattle buildings. Several well-known Seattle condo addresses are under active registry review and will be added in future updates as verification is completed. This list reflects the current verified set only. If you are researching a building not on this list, contact Jeff Reynolds for off-registry analysis.

A Note on Tiers

The four tiers — Ultra Luxury, Premium Scale, Boutique Address, and Investment Grade — are not rankings of overall quality. They describe different buyer profiles. A buyer prioritizing character and intimacy belongs in Tier 3; a buyer prioritizing financial safety and liquidity belongs in Tier 4. Understanding which tier matches your priorities is the most valuable step in the building selection process.

All buildings on this list are drawn from the SCA verified registry of 96 confirmed Seattle condo buildings.
What is the most luxurious condo building in Seattle? +
Four Seasons Residences at 99 Union Street is Seattle's premier luxury address — 36 private residences above the Four Seasons Hotel with full hotel services, white-glove concierge, and Puget Sound views. Pricing ranges from $1.5M to $6M+. Madison Tower is the top boutique luxury option, with 47 residences and the highest per-square-foot pricing of any non-hotel-brand Downtown building.
What is the newest major condo building in Seattle? +
Nexus in South Lake Union (2020) is Seattle's newest large-scale condo building with 389 residences. First Light (2022) and Emerald (2021) are the most recent premium deliveries in Downtown and Belltown respectively. Buyers prioritizing new construction should review these three buildings first — modern systems, active warranties, and no deferred maintenance history.
Which Seattle condo buildings are best for investors? +
Investment-grade Seattle condo buildings share three traits: strong HOA reserve health, high owner-occupancy (above 50%), and deep resale liquidity. The Vine, Seattle Heights, Newmark Tower, and 98 Union consistently demonstrate these characteristics. Nexus and 2200 Westlake offer newer mechanical systems and lower near-term assessment risk. Contact Jeff Reynolds for current HOA financial review on any specific building.
What price range should I expect for Seattle's top condos? +
Top Seattle condo buildings span a wide price range. Boutique Belltown buildings like 81 Vine and Pomeroy start around $450K–$550K for one-bedrooms. Premium mid-rise buildings such as The Vine, Seattle Heights, and Enso typically range $500K–$900K. Luxury addresses including Newmark Tower and One Pacific Tower range $600K–$1.5M+. Ultra-luxury (Four Seasons Residences, Madison Tower) starts at $700K and reaches $6M+ for top-floor units.
How do I evaluate HOA fees before buying? +
HOA fee evaluation requires three documents: the current budget, the reserve study, and the meeting minutes from the last 24 months. The budget shows operating costs; the reserve study shows whether the building is funding long-term capital repairs adequately; the minutes reveal ongoing issues, deferred maintenance decisions, and special assessment discussions. Jeff Reynolds provides HOA document review as part of his buyer consultation — contact him before making any offer on a condo.
