Seattle's highest-tier condo addresses — hotel-branded services, full-time concierge, and the deepest price-per-square-foot premiums in the market. Best suited for buyers for whom address and absolute service quality are the primary criteria.

Buildings where intimacy of scale is the defining asset — smaller unit counts, distinct identities, and address premiums that often exceed larger buildings in the same neighborhood. These are buildings people buy for character, not just square footage.

Established buildings with mature HOAs, high owner-occupancy, and proven resale liquidity. These buildings may lack the newest finishes but deliver the financial fundamentals that matter most for long-term condo ownership: well-funded reserves, no deferred maintenance patterns, and consistent pricing.

Selection Methodology
Every building on this list was drawn exclusively from the SCA Master Building Registry — a continuously updated dataset of verified Seattle condominiums sourced from King County Assessor records, HOA documentation, and direct building research. No building appears on this list without registry confirmation.
Selection across the four tiers used five criteria applied in order: (1) Verification status — High Verified buildings were weighted first; (2) Location strength — proximity to employment, transit, and amenity anchors; (3) HOA financial health — reserve funding ratio, deferred maintenance history, and assessment risk; (4) Resale liquidity — transaction volume and days-on-market relative to the neighborhood average; (5) Building systems age — newer buildings score higher on near-term capital risk, older buildings must show reserve depth to compensate.
This is not a list of the most expensive Seattle condos. Price is a reflection of market sentiment; this list reflects building quality and investment fundamentals. A well-capitalized 1993 building with mature reserves will appear here over a newer building with a thin HOA budget. Buyers should read this list as a starting filter — every purchase still requires unit-level due diligence, HOA document review, and inspection.
The SCA registry currently covers 96 verified Seattle buildings. Several well-known Seattle condo addresses are under active registry review and will be added in future updates as verification is completed. This list reflects the current verified set only. If you are researching a building not on this list, contact Jeff Reynolds for off-registry analysis.
The four tiers — Ultra Luxury, Premium Scale, Boutique Address, and Investment Grade — are not rankings of overall quality. They describe different buyer profiles. A buyer prioritizing character and intimacy belongs in Tier 3; a buyer prioritizing financial safety and liquidity belongs in Tier 4. Understanding which tier matches your priorities is the most valuable step in the building selection process.
Geographic Coverage
The 20 buildings span 7 Seattle neighborhoods, with Belltown and Downtown representing the deepest concentrations of verified top-tier buildings. Each neighborhood link leads to the full neighborhood guide with all buildings.
