Seattle Condo Neighborhood Guide
Westlake Condos
The west shore of Lake Union, with houseboats, seaplanes, and view-driven condos.
About Westlake
Westlake runs along the western shore of Lake Union, on Westlake Avenue North between Queen Anne and Fremont. This is the houseboat-and-seaplane side of the lake, a marina district where condo buildings look east across the water toward the Downtown skyline. It is a small, distinctive pocket of inventory, and not to be confused with the Westlake transit hub Downtown.
What Makes Westlake Different
The buildings here are smaller and view-oriented. Portal Over Lake Union (76 units, 2004) is the largest, with direct lake frontage. Cascade (36 units, 1992), Windwatch (20 units, 1987), and Carleton House (25 units, 1975) round out an intimate set of communities where a lakefront unit rarely comes available.
In a neighborhood this small and this view-dependent, the specifics matter enormously: which units capture the water, whether a building has moorage, and how the HOA handles the realities of waterfront maintenance. These are building-level and unit-level questions that shape value directly.
Who Should Consider Westlake
Westlake suits buyers who want Lake Union views and a quiet marina setting within minutes of South Lake Union, Fremont, and Queen Anne. It draws boaters, professionals who want water without high-rise density, and buyers who value a one-of-a-kind location over a large buildingโs amenities.
Key Buildings
The signature Westlake buildings are Portal Over Lake Union, Cascade, Windwatch, and Carleton House. Because the inventory is small and the value is in the view, knowing which buildings and which specific units deliver it is the key to buying well on this side of the lake.
