Seattle Condo Neighborhood Guide
Ballard Condos
Historic Nordic and maritime Seattle, with mid-rise condos near Market Street and the Locks.
About Ballard
Ballard occupies the northwest corner of Seattle, a neighborhood with deep Nordic and maritime roots that has become one of the city’s most popular destinations for food, breweries, and the Sunday farmers market along Ballard Avenue. The Ballard Locks and the working waterfront sit at its edge. Its condo inventory is concentrated in mid-rise mixed-use buildings near Market Street and 15th Avenue.
What Makes Ballard Different
Ballard’s condo buildings are larger mid-rise communities, most delivered in the mid-2000s as the neighborhood densified. Ballard Place (172 units, 2004) and Canal Station (169 units, 2007), along with Canal Station North (109 units, 2007), are sizable buildings with retail at street level. Vik (117 units, 2015) brought newer construction, and Hjarta (80 units, 2007) adds to the established stock.
These are walk-everywhere buildings where the appeal is the neighborhood at your door. Because several were built in the same window, comparing how their HOAs have been managed over nearly two decades is a useful exercise.
Who Should Consider Ballard
Ballard works for buyers who want a lively, walkable neighborhood with strong food, drink, and weekend culture, while staying connected to Downtown and the rest of the north end. It draws professionals, first-time condo buyers, and anyone who wants urban energy with a distinct neighborhood identity rather than a high-rise core.
Key Buildings
The signature Ballard buildings include Ballard Place, Canal Station, Canal Station North, Vik, and Hjarta. Since most were built within a few years of one another, the differences now come down to how each building has been run, which is exactly where building-level analysis earns its keep.
