My Story
I grew up in the Seattle area, graduated from the University of Washington, spent time living abroad in Spain, and later lived on the Kirkland waterfront in a condo. That was my first experience with Eastside condo living and the beginning of a career shaped on both sides of Lake Washington.
My real estate career began in Bellevue in July 2002 with Columbia Retail Group, working in commercial real estate through June 2005. I then moved into residential real estate at Windermere Bellevue East near Northup Way. Over the course of my career I have lived in Kirkland, Redmond, and Seattle, and I now live in Bridle Trails where Bellevue and Kirkland meet.
I started in real estate when most of the buildings that define Seattle's skyline today did not exist. I have watched Belltown transform from a transitional neighborhood into the densest condo market in the Pacific Northwest. I have seen South Lake Union go from parking lots to Amazon's front yard. I have tracked every new tower, every conversion, and every market shift along the way.
That depth of knowledge is what I bring to every client relationship. When you work with me, you are not getting a generalist who happens to list condos. You are getting someone who can tell you the HOA reserve status of a building, the resale velocity of a specific floor plan, and whether the building's trajectory is trending up or down. I know the buildings. I know the neighborhoods. I know how they perform.
Advisory, Not Transactional
My approach is different from most agents. I am not interested in pushing you toward a deal. I am interested in making sure you understand what you are buying, or selling, before you commit. That means asking hard questions, doing the research most agents skip, and sometimes telling you that a building is not right for you, even if it means losing the transaction.
I help buyers understand the building before they buy the unit. I help sellers position their home within the building's specific market context. The goal is the right outcome, not just a closed deal.
The Seattle Condo Authority
The Seattle Condo Authority is my effort to document this market building by building. What started as a personal database now includes 210+ public building profiles, neighborhood guides, HOA fee analysis, and buyer education resources.
Every building profile on this site includes data I have personally verified: unit counts, year built, HOA ranges, amenity packages, and market positioning. This is not scraped data. This is knowledge built over 20 years of working in these buildings.

Jeff founded UrbanCondoSpaces.com in 2005. Its 20-year archive includes 380+ blog posts, 100+ building profiles, and 19 neighborhood guides. The site documents major shifts in Seattle's condo landscape, from the pre-recession boom to the post-pandemic recovery, and connects that history to Jeff's current Seattle Condo Authority research.
In 2024, Jeff launched JeffReynoldsSeattle.com as the next evolution: the Seattle Condo Authority, with 210+ building profiles, interactive mapping, and AI-powered advisory. This new platform carries forward the same depth and dedication that defined UrbanCondoSpaces, now with modern tools and an even more comprehensive building database.
Together, these two decades of publishing connect the UrbanCondoSpaces archive with the Seattle Condo Authority's building database. The mission has remained the same: give buyers and sellers the building-level knowledge they need to make confident decisions.
