Why I Love Showing Condos in Capitol Hill

Capitol Hill is the neighborhood I show buyers when they tell me they want to actually live in Seattle. Not just own a condo here. Nowhere else combines Volunteer Park's 48 acres of green with Pike/Pine's independent restaurants, Broadway's energy, and genuinely walkable density the way this neighborhood does. Walk Score 95+ isn't a number to skim past. It's a lifestyle.

The building inventory leans eclectic: adaptive-reuse lofts, boutique mid-rises, and a handful of newer glass-and-steel buildings. That means buyers with a clear aesthetic usually fall in love here. Loft buyers, design-conscious first-timers, and empty-nesters downsizing from view homes all find something specific to Capitol Hill that Belltown or South Lake Union simply cannot offer.

What I tell every buyer considering the Hill: the neighborhood has survived every development cycle Seattle has thrown at it, and kept its character. That's rare, and it shows up in resale. Buildings with distinct personality hold value better than generic product elsewhere.
