Private Consultation

Book a 30-minute private call with Jeff.

An advisory conversation, not a sales pitch. Bring the property, the question, or just the beginning of a thought. Jeff will read your brief, map the building, and give you the honest answer.

What the Call Covers

The conversation adjusts to why you are here.

Jeff advises on three distinct situations in Seattle condo markets. Tell him which one you are, and the call focuses where it matters.

If you are buying

We start with strategy, not listings. Which buildings actually fit how you want to live, your timeline, your tolerance for governance and rental rules, and how easily you will exit when the time comes. You leave the call with a shortlist grounded in data, not a search-result feed.

If you are selling

We walk through positioning, pricing discipline, and whether this is a traditional listing, a confidential approach, or a wait-and-refresh moment. If the honest answer is "wait 18 months," that is what you will hear. The advice protects your ceiling.

If you are investing

Rental policy, financing posture, future buyer pool, HOA health, and building-level performance history. We identify the buildings that actually perform as investments in Seattle, versus the ones that look similar on paper but fail on one of the four critical filters.

How Jeff Runs the Call

Diagnostic before prescription.

Four beats. Nothing skipped, nothing padded. Most calls run 25 to 35 minutes.

01

Jeff reads your brief

Before the call, Jeff reviews whatever you have shared. Address, property details, context, timeline. He pulls the building data and recent comparables so the conversation starts at depth, not from scratch.

02

We map the building

Most of the call is building-level: how it lives, how it performs on resale, how it is governed, and what buyers think of it. This is the layer that most agents skip and where most of the real risk and opportunity sits.

03

You get the honest answer

Sometimes the answer is "move now." Sometimes it is "wait." Sometimes it is "that building is not what you think it is." Jeff does not soften his read to close a deal. That willingness to say "no" is the point.

04

Clear next step

If it makes sense to work together, Jeff outlines exactly what the engagement looks like. If not, you leave with a clearer map than you came in with. No hard sell. No follow-up pressure.

Honest Qualification

Who this is for. Who it is not.

This call is for

  • Serious buyers with a 3-to-12-month timeline
  • Sellers considering listing a Seattle condo in the next 18 months
  • Investors evaluating Seattle condos for a rental portfolio
  • Owners navigating a special assessment, HOA issue, or building-level question
  • Out-of-state buyers relocating to Seattle who need building-level intelligence

This call is not for

  • · Quick comp lookups: our live market data dashboard has those
  • · Tire-kicking on properties you are not actually going to transact on
  • · Already working with another agent under a buyer representation agreement
  • · Looking for a rental listing (Jeff represents sales, not leasing)

"If you have to force it, chase it, or ignore clear signals to win it, it is probably not the right one."

FAQ

Common Questions

Is there a cost for the consultation? +

No. The 30-minute consultation is complimentary. Jeff uses the time to understand whether it makes sense to work together. If it does, the engagement terms are discussed transparently before anything is signed. If it does not, you still leave with a clearer read on your building and your strategy.

What if I am still early and just exploring? +

That is fine. Jeff prefers conversations with buyers and sellers who are exploring honestly over ones where someone claims urgency they do not have. Tell him you are exploring. He will pace the call accordingly and suggest whether now is the right time to be in the market or not.

Will you push me toward listing or buying? +

No. Jeff operates under "permission to lose." If the building is wrong, the timing is wrong, or the strategy does not fit your life, he will tell you. His reputation is built on 20 years of saying "wait" when "wait" was the right answer. That is what makes the "go" signal meaningful.

What do I need to bring to the call? +

The property address if you own or are eyeing a specific unit, a rough timeline, and the one or two concerns that are driving the conversation. If you have an HOA document, a recent comp, or a question about a specific building, send it before the call and Jeff will come prepared.

How long until Jeff responds if I submit the form instead? +

Within 24 hours on weekdays, typically same-day. Jeff personally reviews every inbound request. If you submit the luxury seller form, expect a written response that includes initial positioning thoughts before any call is scheduled.
